Rabie Property Developers, a world-class developer which has helped to shape Cape Town since 1978, has launched Umberwood, an exquisite community estate, nestled in the idyllic precinct of Burgundy Estate in Milnerton.  

This stunning sectional title development is set to include 120 gorgeous sectional title homes and will complement the precinct which has become one of the most desirable places for South Africans and tourists and not only seniors to live in.

“Burgundy Estate was launched in 2006 and has become an established address for a range of South Africans and visitors from abroad who live as swallows in our warm seasons. With Umberwood we are adding a fresh element,” says Miguel Rodrigues, chief operating officer at Rabie Property Developers.

Rabie became the main developer of Burgundy in 2015. Currently there are just under 4000 front doors in Burgundy Estate, Rodrigues says.

“Today, Burgundy Estate has three schools, fishing dams, a golf course and numerous green parks including a mashie golf course. It borders Durbanville’s lush wine farms and has positioned itself as a top-rated part of our burgeoning province,” says Rodrigues.

The precinct includes convenience shopping and kilometres of space for cycling and running. It is close to the country’s west coast and to well-serviced arterial roads.

UMBERWOOD – A RICH ADDITION

Enter Umberwood, Rabie’s latest stellar estate, which is more than 70% sold and appeals to people seeking low density living supported by reliable amenities. The 120 apartments are bordered by a retention pond and many green spaces. It also includes a gorgeous central park, dedicated access control and 24-hour CCTV.

“Umberwood is a welcome addition to the Burgundy family tree. We are enthralled by how strong the response has been in just a few months,” Rodrigues says.

Umberwood was designed by BAM Architects, a dynamic Cape Town based group. The 120 apartments will include 24 two-bed-two-bath units, 48 two-bed-one-bath units, and 48 one-bed-one-bath units. They are priced from R1.45m to R1.9m. Construction has begun, and the first handovers are expected in June 2025. Pre-installed fibre to homes with an open-access network, solar PV systems for geysers, communal laundry facilities, a swimming pool and a communal braai and entertainment area, are all part of Umberwood’s offering.

“At BAM Architects, we’re proud to share that another residential development Umberwood, commissioned by our long-time partners, Rabie Property Group, is now in its final build phase. Having already designed several developments in the estate, BAM stayed true to a winning design concept that considers not overbuilding, allowing space between each block, and greening as much of it as the space allows,” he says.

“No over-designing or bulking; we’re proud that Underwood delivers well on its intent. Think of a hint of relatable tradition with subtle yet striking enhancements, summed up in the mantra that the collective is more powerful than the individual,” he says.

There will be a mix of one- and two-floor apartments with garden units for interested buyers. Every apartment is enhanced by a balcony.

“I think the biggest selling point is liveability. In Cape Town where housing demand is so strong, you are competing with different developers all the time. We have found that for Umberwood, half of the buyers have been investors. But owner-occupiers are also seeing value in the lifestyle on offer and future growth of the estate.

VALUE FOR BUYERS

The development is expected to be completed by the end of 2025. Buyers can expect to achieve a yield of more than 10%.

“Rental demand is sky high in Burgundy Estate. If you buy off-plan, you can expect transfer within a year. The interest rate cutting cycle has also begun which creates more affordability for buyers. We are very excited about what Umberwood will bring to a sensational precinct,” says Rodrigues.

With the price point sitting at roughly R25 000 per square metre, while many developments in the Western Cape are priced at as much as double that, it’s an opportune time for people to get on the property ladder, starting with Umberwood.

Umberwood is also EDGE certified with a focus on sustainability.

A STABLE FUTURE FOR RABIE

“We are excited that as Rabie approaches 47 years in property development, we can still attract interest. We have the likes of Oasis Life bringing retirement living to the market, Umberwood entering the arena and will soon launch the Jardine housing estate,” Rodrigues says.
