Balwin Properties, SA’s largest sectional title developer, continues to stand out for its commitment to responsible building methods, having launched the popular Greencreek in Pretoria East.
The development which includes two parts will contain 3512 apartments once complete and will offer clean green living to its residents. Greencreek’s pricing point also suits first time home buyers, enabling people to experience the Balwin brand from as little as R599 900.
CEO Steve Brookes explains that Greencreek is another concrete example of Balwin’s commitment to SA, pun intended.
“We are a South African citizen which invests in its country and will continue to do so for decades to come. Greencreek is a prime example of Balwin’s world-class development expertise. We are proud to be a global leader in green design, development and management. All of Greencreek’s units are EDGE-certified, further entrenching our position as the company as leaders in our field,” he says.
Balwin has developed more EDGE-certified apartments than any other group worldwide. EDGE is a certification used to create green building standards. It incorporates a design tool to prove the financial case for constructing green buildings. The certification focuses on energy efficiency, water efficiency, indoor environmental quality, and materials and resources.
Greencreek is part of Balwin’s growing green brand. The target market varies based on the type of apartment, one-, two- and three-bedroom apartments. It ranges from first time homeowners to investors and families who tend to occupy the larger three-bedroom apartments which include garden space.
Balwin has embraced the fast-growing Pretoria East node within the greater Tshwane area. Its premium product, The Blyde which includes SA’s first crystal lagoon is situated close to Greencreek and Balwin aims to develop numerous more apartment projects across Pretoria East. Major infrastructure improvements will be rolled out across the node over the next few years by the state and Balwin itself.
In order to get a wide range of people to make their homes with Balwin, the company is helping potential buyers to secure bonds.
“Balwin offers a turnkey approach to the purchase process whereby an internal bonds origination department will walk the buyer through the bond application process. We are proud to have a strong relationship with all major banks as well as SA home loans,” says Brookes.
Balwin’s green features are an integral part of Greencreek and are far more than “nice to haves”, Matthew Whalley, director at Balwin Energy explains.
“Our green building approach has also assisted Balwin in achieving the very first green bonds where an interest rate deduction can be achieved through the finance of a green apartment,” he says.
Balwin’s green brand has been well-received across SA. Whalley explains that the group is proud to have won a global award for its social housing projects for a second time during the course of 2022.
“Greenbay and Greenlee have both won this award. All our green developments are built with the same approach, Greencreek is no different,” says Whalley.
Balwin also manages a drive where its helps homeowners in conserving resources in the form of electricity and water saving tips. Conserving these resources not only benefits the environment but also the pocket of the homeowner, Whalley says.
Residents have access to backup power provided by generators during loadshedding.
Amenities include a clubhouse and numerous restaurants. The green barn lifestyle centre is a highlight for Greencreek residents. It includes a lagoon style swimming pool with its own beach, a state-of-the-art training science gym, green café, concierge, work from home spaces and houses the onsite estate management and sales teams. Living in Greencreek is about ease and comfort and Balwin’s management has made these aspects paramount at the development.
