Spear REIT Limited has bought a premium grade office portfolio in Tygervalley, Cape Town, for R960m, expanding its footprint in one of the Western Cape’s commercial precincts. The acquisition follows the company’s recent bookbuild, which supports Spear’s disciplined growth strategy and continued focus on high‑quality assets, the group said.

The portfolio, purchased from Cape-based property investment and development company, Ingenuity Property, includes three office buildings located at 1 Sportica Crescent in Tygervalley, comprising approximately 28 500 m² of gross lettable area. The properties are fully let to blue-chip corporate tenants, providing Spear with a high-quality tenant base and a defensive long-term income stream, the group said.

The transaction is expected to transfer on or about November 1 2026.

The acquisition is aligned with Spear’s strategy of investing into high-quality defensive real estate assets in nodes where income growth and capital growth are attainable, supported by strong underlying real estate fundamentals, CEO Quintin Rossi said. 

“The transaction reinforces Spear’s established position and confidence in the Tygervalley node, where Spear has demonstrated longstanding investment and operational capability, while advancing its Cape-focused investment strategy through the acquisition of high-quality commercial and medical retail assets in the node,” said Rossi. “Following the strong support received during our recent bookbuild, we are pleased to deploy capital into high-quality commercial assets that aligns directly with our long-term investment strategy.”

Tygervalley which was developed in the 1990s is a popular office precinct in the Cape Town metropolitan area, characterised by limited new supply, low vacancy rates and sustained demand from blue-chip occupiers.

“This portfolio is fully aligned with the growing demand for high-quality office buildings that offer energy resilience, accessibility and modern workplace environments. It further strengthens the defensive quality of our income profile while advancing our presence in a high-performing commercial node,” said Rossi.

Arnold Maresky, CEO of Ingenuity Property Investments, said the sale to Spear REIT is a strategic deal for both parties.

“We believe the properties are well placed and in good hands to ensure that future value is unlocked from the buildings,” he said.

The Tygervalley office node continues to attract occupiers across the financial services, insurance, technology and professional services sectors, supported by direct access to the N1 and R300 transport corridors, proximity to Cape Town International Airport, the future Cape Winelands Airport and established retail and lifestyle infrastructure.

Recent data from the SAPOA Office Vacancy Survey for Q1 2026 showed that office vacancies across Cape Town’s Northern Suburbs were low, reflecting sustained demand for prime commercial real estate in the node. Vacancy rates currently stand at 0% in the P-grade office segment and 1.2% in the AAA-grade office segment, indicating continued demand for high-quality commercial space in the area.

The fully occupied portfolio is expected to be earnings-enhancing from the implementation date and will strengthen the quality and resilience of its income stream. The transaction will be funded through a combination of debt and existing cash resources.

The initial acquisition yield to shareholders will be 9.67%, which is ahead of Spear REIT’s cost of capital, together with average annual rental escalations of 6.5%.
