Venture Workspace, the coworking and serviced office provider co-founded by entrepreneur Louis Fourie, has embraced one of Cape Town’s most intriguing and burgeoning nodes, the Riverlands precinct.
The group has launched a 2,000-square-metre coworking space, which is growing in popularity among both short- and long-term tenants. Venture Workspace is one of the most reliable operators in the Western Cape and also has a presence in Gauteng.
The 14-hectare Riverlands precinct includes three buildings belonging to Amazon, a shopping centre, and five two-storey office blocks at roof level. Venture Workspace has taken an entire building consisting of 2,000 square metres, Fourie explains.

The precinct is situated on the banks of the rehabilitated Liesbeek River. Previously known as The River Club, it is one of the most significant mixed-use developments to emerge in Cape Town in decades. Located southeast of the city centre, less than seven kilometres away, it has created thousands of work opportunities. For example, people living in the southern suburbs can easily access Riverlands, which is part of the suburb of Observatory.
The precinct includes Riverlands Mall, Sunbird luxury apartments developed by Signatura, and Amazon’s African head office. When complete, it will boast more than 100,000 square metres of office space. It also features the First Nations Heritage Centre, owned and managed by the Western Cape First Nations Collective, along with a two-hectare eco-park and six kilometres of eco-trails and running tracks.
Private group Zenprop is the commercial and retail developer of Riverlands and has spent more than five years rolling out this impressive site. Zenprop, founded in 1998, is a well-respected business that has developed and invested in property in South Africa, the Netherlands, the US, the UK, Germany, and Portugal.
Since opening its first branch in 2016, Venture Workspace has cemented its presence in the modern real estate sector of shared and flexible offices. It now has five locations: Claremont, Constantia, Somerset West, and the newly launched Riverlands in the Western Cape, as well as Fourways in Gauteng.
The group caters to freelancers, entrepreneurs, startups, and established companies, providing versatile and professional workspaces that foster growth, collaboration, and innovation. Their flexible solutions are tailored to the diverse needs of modern professionals. Venture Workspace’s sites balance productivity with comfort to ensure work feels more enjoyable than in a traditional office.

“We have built a network of sites in areas that fit our operating strategy and attract tenants who appreciate our product. Many prefer suburban nodes that are easy to access from home while avoiding Cape Town’s notorious traffic,” says Fourie.
He and his team understand the evolving nature of work, with more professionals seeking flexible arrangements. The rise of digital nomadism and hybrid work models has increased demand for coworking spaces that offer reliability, community, and essential amenities such as high-speed internet and backup power solutions. By staying attuned to these trends, Venture Workspace provides environments that meet the changing needs of modern professionals.
The Riverlands site is a premium offering for businesses and individuals looking for shared and well-serviced flexible offices, whether for a day or several months.
“The moment rumours started that the River Club area would become Amazon’s home, I knew this would be the ideal place in Cape Town for a centre. We offer a workspace that is not stuck in the CBD and is easily accessible from the N1, N2, M3, and M5 via a new bridge across the Black River. It is also just 20 minutes from Cape Town International Airport,” says Fourie.

“It took four years of negotiations to secure the site. We first approached Zenprop in December 2020. Construction was delayed due to COVID-19 and a protracted legal process, but we remained patient. Many other coworking operators were interested in the space, but our distinct local South African approach and clear vision landed us the deal,” he says.
Office prices are available on request, depending on location (internal or window) and size, starting from R5,000 per month for a one-seater. Coworking is available from as little as R210 per day.
Venture Workspace’s Riverlands site has already attracted a diverse mix of clients, and new companies looking for space must act soon.
“We’ve welcomed a variety of businesses so far. We offer offices of various sizes, which is a key strength. Our clients include consultants, finance firms, tech groups, travel companies, app developers, human resources specialists, and more. We accommodate anything from a 38-person team to a single entrepreneur,” says Fourie.
Venture Workspace is offering a product that would be extremely difficult for any developer or operator to replicate.

“Not only can you work in an idyllic and beautiful part of Cape Town, but accessibility is also a major advantage. Cape Town has the worst traffic in the country, and we help alleviate that challenge,” says Fourie.
“There’s also the new shopping centre with a great tenant mix. Riverlands is a one-stop destination for work, shopping, and socialising. We operate from a brand-new, modern building with a prestigious address, with Amazon as our neighbour. We are thrilled about this site and confident it bodes well for our future,” he adds.
It is clear that the serviced office offering at the R4.5bn Riverlands precinct is a welcome addition to one of Cape Town’s most anticipated development nodes in recent years. Venture Workspace continues to prove its ability to offer tailored solutions in strategically located branches, catering to the diverse needs of today’s workforce and providing spaces where businesses can thrive and professionals can connect.
