Newlands is one of the fastest selling areas in Cape Town in 2026 with Propstats data showing that properties are selling within two weeks on average, says Stephen Buerger, property professional with Seeff Southern Suburbs.

The average property price for Newlands according to Propstats data stands at R9,948,958 for last year, up by 16% year-on-year (2024 vs 2025). Sales are concluded significantly faster now compared to prior years given the stock shortages.

Some 64.7% of all sales this year is over R10m. Buerger says high value sales are becoming more prevalent with prices achieved of up to R17m to almost R30m. Sellers are achieving high prices with the average discount on the asking prices being just 3.2% this year.

The central location, access to top schools and amenities, mountain views and historic setting are among the main drawcards. It is not just in demand with local and semigration residential buyers, but demand for urban retirement living is surging, yet the supply of high-end options remains remarkably low, he says.

Retirees looking to downsize while still able to remain in high end urban areas such as the Southern Suburbs, have faced a lack of bespoke, luxury estates which cater to an independent lifestyle rather than a traditional retirement model. To address this gap, Buerger says, a significant new development has launched at the historic Cannon Brewery site in Newlands.

Cannon Brewery is a first-of-its-kind luxury urban retirement offering which combines the heritage and lifestyle of the area with modern living and five-star amenities. It is being developed by Manor Life, associated with the hugely successful Wytham Estate in Upper Kenilworth.

The landmark site is a historic brewery which dates to the early 19th century when Newlands was the centre of Cape Town’s brewing industry as natural springs in the area provided the ideal conditions for crafting beer. The brewery was a pivotal part of the area’s social and industrial evolution. It was later transformed into a residence by the renowned artist Gwelo Goodman.

The design of the Canon Brewery pays tribute to this rich history, and is repurposing the heritage estate rather than demolishing it. The old granary is being converted into two bespoke properties featuring a blend of contemporary industrial design with the site’s artistic legacy, resulting in a unique new retirement offering in the area.

There are only 20 exclusive units with generous floor plans from 77sqm for a one-bedroomed unit, and around 178-204 square metres for two bedrooms. Multi-level units include lifts instead of stairs. Prices start from R7.5m with anticipated occupation in early 2028.

This premium residential estate is aimed at over 65s, and provides a healthy lifestyle for independent living surrounded by landscaped grounds and scenic mountain views. Aside from 24/7 security, residents have access to five-star amenities, including a wellness and care centre, restaurant and café, library, lounge, and extra options such as housekeeping and laundry, and pre-booked transport for excursions.

The property will be fully managed and maintained, and is being sold on a Life Rights basis which offers significant benefits, says Buerger. Governed by the Housing Development Schemes for Retired Persons Act, the Life Rights option offers a more accessible entry point for retirees since there are no transfer duties or VAT, or bond registration fees. The developer retains ownership of the property, and is therefore responsible for all external maintenance, security, and communal facilities.

While the aim is to provide for lifelong residency, residents can choose to exit the scheme at any time, whether to move into frail care or relocate. The process, however, differs from a standard house sale as the developer manages the “resale” to a new occupant, and the original resident (or their estate) receives a refund on the basis stipulated in their specific contract.

Buerger says this is one of the most exciting new developments in the Newlands area, and is set to attract significant attention given the high demand in the market. It is located in the heart of one of the most desirable neighbourhoods in the sought-after Southern Suburbs.
