CAPE TOWN, SOUTH AFRICA
For years, the sustainable built environment movement was defined by its pioneers. We celebrated the boundary-pushers, the architectural achievements, and the forward-thinking developers who proved that green building certification was not just environmentally important, but commercially sound. They were the frontline of a necessary revolution, shifting our industry from ambition into tangible action.
But revolutions are meant to catalyse a permanent shift. Today, we are in a strong position to take South Africa’s property and construction industry with us on a sustainability journey. We are no longer in the business of proving the case for sustainability. The data is clear, the financial models are proven, and the environmental urgency is absolute.
Sustainability is no longer a premium add-on or a niche marketing differentiator. It has officially become the new baseline.
Our mandate at Green Building Council South Africa (GBCSA) has fundamentally shifted from celebrating individual milestones to driving exponential mainstream adoption. It is time to scale, and scaling impact means making green building certification accessible, seamless, and non-negotiable for every tier of the property sector.
It means moving beyond premium commercial offices, luxury residential developments and precincts. We need to embed these practices into mid-market developments, industrial hubs, retrofitted existing buildings, and affordable housing. A sustainable built environment cannot be an exclusive club; it must be the default environment for every South African.
From real estate investment trusts, asset managers and financial institutions providing green bonds, to contractors, manufacturers and municipal engineers, true scaling of a sustainable built environment needs industry-wide collaboration. Achieving this at the kind of pace needed demands a structural shift that no single organisation can achieve in isolation.
When the entire supply chain aligns, our collective momentum becomes something far more powerful: the ability to shape policy. Voluntary market excellence has brought us far, but our ultimate destination is clear: we want to see green building frameworks firmly legislated and embedded into national regulations.
By standardising these requirements, we protect our national grid, build resilient communities in the face of climate realities, and ensure South African property remains globally competitive.
This isn’t about imposing top-down mandates on an unprepared market; it is about the industry collaborating to co-create the laws that will govern us, based on a sustainability mindset that every individual, and institution, should possess.
Elizabeth Wathuti, young climate leader and the Founder and CEO of Green Generation Initiative (GGI), was keynote speaker at GBCSA Green Building Convention in Cape Town recently. She expressed it beautifully when she said that a sustainability mindset needs to be nurtured early, so that children and young people grow up understanding that caring for nature is part of creating a better place to live.
She said that development and nature can coexist, but it takes people who carry this responsibility into their everyday decisions: what to build, where to build, and what to protect, to make it happen.
We have been building the operational blueprint, the skill sets and systems in order to scale. We now need industry and government to share the responsibility and collaborate further, to achieve a sustainability framework for the built environment that is written into law.
