Standard Bank and Java Capital have entered into a strategic partnership designed to bring capital-raising, advisory, financing and co-investment solutions together in an integrated platform initially focused on South Africa’s real estate, infrastructure and broader real asset sectors.

The partnership comes at a time when South Africa’s real estate market is starting to show encouraging signs of renewed activity and evolving funding mechanisms and transactions, the two groups said in a joint statement.

“Stabilising interest rates, improving sector balance sheets, narrowing REIT discounts to NAV and renewed M&A activity are creating new opportunities, while private capital and more flexible funding structures are playing an increasing role in finance and investment,” they said.

“Against this backdrop, the partnership brings together Standard Bank’s deep African expertise, extensive client network, balance sheet strength and execution capabilities with Java Capital’s specialist corporate finance, M&A and equity capital markets advisory experience,” they said.

For real estate investors, developers, listed property companies and infrastructure-adjacent businesses, the collaboration supports access to a broader range of capital solutions across the capital structure, including advisory-led capital raising, debt and equity origination, structured funding and selected co-investment opportunities.

Justin Bothner, Head of Investment Banking South Africa at Standard Bank Corporate and Investment Banking (CIB), said “the market is increasingly forcing a rethink of how real estate transactions are delivered, with clients no longer viewing advice, financing and capital raising as separate disciplines”.

“As capital markets evolve, clients increasingly need partners who can combine strategic advice, execution certainty and access to capital. By combining Java Capital’s origination and advisory strengths with Standard Bank’s financing and execution capabilities, we can respond to these shifts and requirements in a much more integrated way,” he said.

Andrew Robinson, Sector Head of Real Estate at Standard Bank CIB the South African real estate market was entering a more constructive phase and that the nature of capital is changing in tandem.

“Balance sheets have strengthened, financing conditions are stabilising, and there is renewed appetite for M&A and investment. However, the capital required to unlock this next phase of growth can’t only come from traditional sources. The ability to connect high-quality opportunities to different pools of capital, and structure innovative solutions around specific needs, is vital,” he said.

The collaboration shows Standard Bank Investment Banking’s deliberate evolution from a transactional funder to a capital partner.

“By combining advisory origination, capital markets capability and structured financing, the partnership positions Standard Bank to support clients through increasingly complex investment opportunities and funding decisions,” Bothner said.

The initial focus of the partnership will be on real estate and selected real assets, with opportunities across listed and unlisted property, private capital, infrastructure-adjacent assets and other sectors where long-term capital can support growth, development and value creation.

“This collaboration is about much more than executing more transactions,” said Brooking.

“It is about aligning with where the market is moving, originating opportunities, building a more responsive investment banking platform that delivers the advice and capital needed to turn those opportunities into executable transactions that create real value for clients and contribute to Africa’s sustainable growth,” he said.
