DPM, the leading Western Cape commercial real estate manager has expanded its offering to include rental management as the group grows from strength to strength.
DPM Rental Services formally launched at the end of January to give more top-class property owners assistance in rental management. However, DPM has been doing the rental management of some 540 residential units for the past three years.
The group will now expand this to include all kinds of property.
“We will service the entire property sector: residential, commercial, retail, and industrial. We offer a full turnkey solution, where we are doing everything from the sourcing and screening of tenants, placing them and managing the rental lease agreement as well as handling all maintenance issues,” says Chanet Muller, director and founder of DPM.
“Tenants can also use our rental experts to only source, place and put the lease agreement in place, after which the owner manages the tenant him or herself,” she says.
DPM is on the hunt for new staff to manage the rental division.
“We are currently seeking a vibrant and motivated rental agent to become part of this exciting new venture,” Muller says.

“We had a cracker of a year in 2023. Where we saw the massive demand for short term rentals grow as the influx of tourists from all over the globe kept increasing and the positive impact it had on small, medium, and large businesses. I don’t think Cape Town has ever had such a demand in property rentals as what we have seen in 2023. I do however see that the market will become saturated, but until such time we will tap into this increase in sectional title blocks. We already signed three new management agreements in the first six weeks of 2024,” says Muller.
“As for the commercial sector, it has rebounded nicely since Covid. More and more large corporates are implementing a “return-to-office” stance. In the CBD though, many developers have converted commercial buildings to residential buildings and continue to do so. Most of these buildings operate as apart-hotels. The aparthotels have seen a big demand with the influx of tourists as it focuses on short term rentals. This translates to a very good investor model with high returns,”she says.
Much of DPM’s business is currently focused on the Cape Town CBD.
“We won’t be doing short term rentals ourselves; although this is where the demand and money currently lies. In saying that, we have had a big demand for rentals in the Northern Suburbs as well as the Winelands region. We will however grow steadily and with meticulous planning in order to still deliver the excellent service and personal touch that people have come to know when dealing with DPM,” Muller says.
DPM has found that more people are buying apartments for investment purposes. The short-term rental market is great for high returns but could slow down significantly during the winter months, Muller explains.
“Long term rentals will always remain a safer option for any landlord. Knowing that you have a constant income for 12 months or longer. We are also focussing on the commercial sector as the rental agreements are typically for longer periods with a lower tenant turnover,” says Muller.
“As property owners ourselves, we have a great understanding of the importance of getting the right tenant and to nurture that relationship. We have a great track record and have a phenomenal team of managers and contractors to ensure all our assets gets the attention it deserves. We manage each property like it is our own,” says Muller.
